We set our build team in place to start the conversion and carry out works in line with architect drawings and compliant with HMO Lisencing requirements.

HMO CONVERSION 1
Location: Chichester
Timescale: 6 Months
Full house remodel to create a 7 bed all en-suite boutique HMO. The whole property was stripped back to bare brick and all floors and roof removed leaving just the original 4 walls. Full structural reconfiguration installing multiple steels, new floors and internal studwork. We added a dormer to create two ensuite bedrooms in the loft space. A single storey rear extension was also added to create additional living space. All new windows and doors throughout as well as a full fire detection system. The project was done to meet all building regulations and HMO licensing requirements. Increasing the value from £262k to £595k and £148k in equity plus a rental income of £55k per annum.
HMO CONVERSION 2
Location: Portsmouth
Timescale: 5 Months
We found a suitable property for conversion into an HMO in the Portsmouth area, close to the Hospital and transport links. We then stripped this Victorian property back to brick, added a loft conversion plus a 3 meter extension on the rear of the property with a stunning roof lantern above the new kitchen area, letting in plenty of natural light. In total we created 6 en-suite bedrooms perfect for working professionals. Providing a rental income of nearly £5k per month and uplifting the value by £200k, leaving minimal capital invested into the property.

We have buy-to-let properties but they were not providing enough income for us to quit our jobs. We wanted to invest in HMO's as the cashflow is higher. We had no clue where to begin so we worked with Simon, Nick and Graham and have since bought 5 HMO's with their help. Would highly recommend.
